B&B 94 Rooms Rome is situated on the 4th floor in an elegant historic building in the heart in the heart of the central Prati’ area, nearby many attractions, like St. Peter's Church, the Vatican Museums, the Palace of Justice and the St. Angelo's Castle, but also the Olympic and the Flaminio Stadiums, the Foro Italico and the Auditorium Parco della Musica. Piazza di Spagna and Piazza Navona are only 10 minutes away on foot and 5 minutes by subway. The property has good public transportation links with subway stop Ottaviano-San Pietro only 20 meters away and a bus stop which is just 30 meters away from the hotel.
The 94 Rooms B&B, named after the civic number of Via degli Scipioni, where it is located, offers 4 comfortable rooms fully equipped with modern amenities such as an LCD-tv with digital cable decoders and the possibility to rent a laptop, in addition to the other modern room facilities. Within this five-storey elegant palazzo, the fourth floor was turned into a dwelling in 2008, after a total renovation of the apartment. There are two types of rooms: those with private bathroom, two of the units, beige and black and white, and those with shared bathroom, violet and orange.
The guestrooms are around 18 square metres big and can accommodate up to 3 guests, one of the rooms is only for 2 persons, though. The building has five floors, but the apartment hosting the B&B occupies the fourth one: an elevator guarantees the access to the property so you should not worry. As for the view you will obtain from the chambers, it is either of the neighbour building, an old palazzo too or of the internal courtyard of the property.
An Italian Breakfast is served in the room and daily cleaning of the rooms and bathrooms is included in the room rates as well. Another big advantage is that you will be given the keys to the property, so as to come back whenever you want in the night and manage your own holidays as you please.
Change of towels and bed linen is every 4th day, and in case of extra towels within the 4 days, guests need to pay an additional charge of EUR 2.50.
Nearby Facilities:
From Ottaviano stop, placed only 20 metres from the B&B, you will reach in a few minutes the many must-sees of the Eternal City, beginning with the Trevi Fountain, Piazza Navona, Piazza di Spagna and the Pantheon. You will also be staying close form Piazza del Popolo, the so-called most beautiful square in the city. In the Vatican City, which will surely be your first stop- St Peter`s Basilica was finished in 326: Raphael and Michelangelo were responsible for many of the changes made to the façade, and in 1626 the Basilica that we know today was a reality. At the Vatican Museums, you cannot miss the Egyptian collections, the Borgia apartments and the Raphael Rooms.
How To Reach Us:
By Plane
It is really easy to reach the hotel from both airports in Rome, Ciampino (34 kilometres away, approximately 30 minutes by car) and Fiumicino or Leonardo Da Vinci (29 kms, 29 minutes drive). There are all sorts of means of public transport to get to your room easily and fast.
By Car
If your plane lands in Leonardo Da Vinci-Fiumicino airport, get on the A91 highway towards the signs indicating the A1, Via della Magliana and Grande Raccordo Anulare. Continue along the A90 highway and get off at the EXIT 1 "ROMA/ AURELIO/ SS1/ AURELIA/ E80/A12/ CIVITAVECCHIA". You will soon arrive in Rome, where you must take Via Aurelia, Via Baldo degli Ubaldi, turn left in Via Angelo Emo, and continue along Via Candia. Go along Via Giulio Cesare and in Via Silla. Finally, veer right in Via degli Scipioni and on number 94 you will come across the b&b.
At Ciampino, take the SS7DIR motorway and go along Via dei Ciampino before getting on SS7 and then, A90 highway: get off at exit 1 and then follow the directions already described.
By Train
From both airports you can reach Termini central station, either on the Leonardo Express leaving from Fiumicino or the Sitbusshuttle Bus at Ciampino. They both reach the train station in 30 to 45 minutes: once there, you may take a taxi to the hotel or get on the subway (line A, direction Battistini).
Descend at Ottaviano-San Pietro stop, which is placed only 20 metres from the inn. You must go along Via Ottaviano, turn left at the first crossing, and look for number 4 on Via degli Scipioni.

REVIEWS:
“Even walking to the old city was a pleasant walk. The service was perfect, the host is a nice gentleman! They picked us up at the airpot because we flew in late, the service is recommendable.”
“Very close to the vatican but about 20 minutes walk to the old city, on the other hand metro station was just nesx to the building. rooms are in a very nice and stylish apartment house. our room was clean and spacoius. stuff was nice and helpfull.”
“Great location, large clean and contemporary bedrooms with air-conditioning, TV and lockable safe. 2-3mins walk from Ottoviano Metro (10mins walk to St Peters & Vatican). Shared bathroom between 3 rooms and breakfast a little disappointing, but otherwise a great location for a city break.”
“The manager of the apartments, marco, was really nice and very helpful. the place was very quaint and located in a great neighborhood just by the vatican.”
“Good location (bus and metro nearby) Vatican and fashion shops!. The room was clean, big enough for two and very calm situated. People working there were very helpful and kind. “
“94 Rooms is located within a traditional Roman apartment building – so we felt a little like locals as we opened the massive front doors and used the old-style lift (you open and close the doors yourself). It’s close to the rail network .”
